The east side has always been popular in Singapore. There’s a reason why those who grew up there never want to leave, and often end up buying the new homes in the same area. One particularly popular east-state (haha, get it?) is Tampines.
If you’re hoping to snap up new flat in Tampines, you’re in luck because the November 2019 BTO launch includes a project right in the heart of Tampines—literally a stone’s throw away from the Tampines MRT and three mega malls, Tampines One, Tampines Mall, and Century Square.
Nov 2019 HDB BTO launch: Tampines review
The last BTO sales launch in Tampines was in September 2019 (Tampines GreenGlen), which saw a total of 3,373 BTO flats in Tampines and Punggol made available to the public. These BTO flats ranged from 2-room flexi to 5-room flats.
Of those BTO flats, Tampines GreenGlen drew plenty of interest partly for being located in a mature estate, with plenty of amenities in the area.
If you didn’t manage to snag one out of the 649 Tampines BTO flats available in September, don’t worry—November’s your chance.

Tampines BTO unit types — almost all sizes available
There will be 650 BTO flats offered as part of the Tampines BTO launch in Nov 2019. This will comprise 2-room flexi, 3-room, 4-room, and 5-room flats.
Tampines BTO location and accessibility — near Tampines MRT and more
The new Tampines BTO flats will be located right next to Our Tampines Hub, providing residents with close access to 2 MRT stations.
Nearest station is Tampines MRT
Tampines MRT station, which is on the East-West Line and the Downtown Line, is a 2-minute walk away. Further down along Tampines Avenue 4 is Tampines West MRT station, which is a 15-minute walk away from the BTO flats.
Another convenient feature of the new Tampines BTO flats lies in its proximity to the bus interchange, which is just across the street.
Buses in Tampines run all across the neighbourhood, as well as towards distant areas such as Yishun, Choa Chu Kang, and Toa Payoh.
With the East-West Line, Downtown Line, and various buses serving the estate, residents can get to different parts of Singapore easily with public transport.
Also near PIE, TPE and KPE expressways
For drivers, the BTO flats will be located close to the expressway as well, providing them easy access to the rest of the island.
For starters, the BTO flats will be linked to the Pan Island Expressway (PIE) via Tampines Avenue 5 – the same road that the BTO flats will be located along. The PIE links Tuas to Changi, and is the quickest way for drivers to get to the West side of Singapore.
Alternatively, the Tampines Expressway (TPE) and Kallang-Paya Lebar Expressway (KPE) also frame the perimeter of the neighbourhood, giving drivers many options to get around Singapore.

When compared to the other estates in same launch (Ang Mo Kio and Tengah), price-wise, Tampines is right smacked in the middle. It’s more expensive than the non-mature Tengah, but cheaper than the highly anticipated Ang Mo Kio project.
Prices for the popular 4-room size starts at $394,000.
The prices indicated are before any grants. Aspiring owners of these new Tampines BTO flats can always use HDB’s CPF Housing Grants, aimed at making public housing more affordable.
Tampines BTO amenities — what’s nearby?
Many shopping malls
There are several malls in Tampines, all of which are located extremely close to each other… Which is good, because this cluster of malls is near the BTO site too.
Tampines One, Tampines Mall, and Century Square are all within walking distance of the new Tampines BTO flats, which means that residents will never have to venture too far for shopping and everyday essentials.
NTUC Fairprice and Cold Storage supermarkets

There are also a few supermarkets in the area. There’s an NTUC Fairprice located in Our Tampines Hub and Tampines Mall, and a Cold Storage in Tampines One.
This gives residents of the new BTO flats plenty of choices when it comes to grocery shopping.
Sports and recreation facilities
Our Tampines Hub is also not to be missed. Completed in 2017, the development features Singapore’s largest rooftop public pool and the largest playground in Tampines. It also houses a 5-storey library where culinary classes can be held. The biggest draw of the place is the 5,000-seat stadium with a Fifa-quality football pitch. Soccer lovers can practice their dribbling skills at the pitch, or just watch a game there.
Residents can also head over to Forest Adventure, Singapore’s largest treetop adventure park at Bedok Reservoir. The obstacle courses and zip lines will certainly make for an adrenaline-filled day.
For residents who prefer some indoor fun, they can always head over to Tampines SAFRA at Tampines Street 92, which is a 15-minute walk away. Here they can enjoy a round of bowling, throw darts, and play board games.
Several karaoke and pool parlours can also be found around the Tampines neighbourhood, providing plenty of recreational choices for the residents of the new Tampines BTO flats.
Sun Plaza Park and Tampines Eco Green
There are three parks in Tampines.
Tampines Central Park, located at Tampines Street 83, is a great place to head to during the weekends with the family. It has a playground for children, and can be a good place to go for an exercise.
Alternatively, Sun Plaza Park sits across 3 streets away at Tampines Avenue 7, and has a fitness corner and beach volleyball court. It’s a little quieter, given that it’s away from the town centre, and can be a good place to take a walk and relax.
Across Sun Plaza Park is Tampines Eco Green at Tampines Avenue 9, which is relatively undeveloped. This park is ideal for those who have a more adventurous nature, as it has several dirt trails to be explored.
And of course, Bedok Reservoir is just a 20-minute bus ride away from the BTO flats. Besides Forest Adventure, various water sports facilities such as kayaking, dragon boating, and wakeboarding are available.
St Hilda’s Primary & Secondary, Junyuan Primary and more schools
The new BTO flats will provide close access to plenty of schools.
Several schools such as St Hilda’s Primary and Secondary School, Junyuan Primary School, and Poi Ching School are all within a 1 km radius of the BTO flats. For students and parents, this means that going to school is just a short walk or bus ride away.
Tampines Polyclinic and more medical facilities
Tampines Polyclinic is situated just a few streets away at Tampines Street 41. Services offered to residents include general medical, dental, medical screening, and X-Ray.
Many family clinics can also be found in Tampines, as well as several dental clinics.
The closest dental clinic, Luminous Dental Clinic, is a 6-minute walk away, while the Tampines Family Medical Clinic is only a 4-minute walk away.
CPF Tampines Building Service Centre
The CPF Tampines Building Service Centre is also located close by in Tampines Central. This will make it convenient for residents who might require assistance with their CPF needs.
A final note on the Tampines BTO flats (Nov 2019)
If you manage to secure one of these Tampines BTO flats, you’ll get to stay at the heart of Tampines. For those who appreciate the convenience of public transport and nearby shopping malls, this could work out really well.
A wealth of amenities will be at your doorstep, ensuring you’ll never have to travel too far in order to get what you’re looking for.
However, if you prefer quiet estates, this bustling district may not be ideal for you.
Nonetheless, given that Tampines is a mature estate and only 650 BTO flats will be launched in November 2019, competition for these BTO flats will likely be tight. If you decide to give a shot, you’ll probably need Lady Luck on your side to get a ballot number.
