Come November 2019, HDB will be launching more Tengah BTO flats, as well as BTO flats in the mature estates of Tampines and Ang Mo Kio.
The previous BTO sales launch in Tengah was in May 2019, with 1,193 units in Plantation District and 987 units in Garden District put on offer. These flats formed the bulk of the flats on offer during the May 2019 sales launch.
Tengah had its first BTO project in November 2018, with 1,620 flats. Despite being a new town, Tengah has proven to be popular among applicants, with units oversubscribed. For instance, 4-room flats had an application rate of 4 in the November 2018 launch, and an application rate of 3.4 in the May 2019 launch.
Let’s take a closer look at HDB’s Tengah BTO flats for the launch in November 2019. These will be situated in 3 locations near to each other within the new town.
Unit types offered in the new Tengah BTO flats

HDB’s new Tengah BTO flats launched in November 2019 will provide 3,460 BTO units to prospective home buyers, comprising 2-room flexi, 3-room, 4-room, 5-room, and 3Gen flats.

Location and accessibility of the Tengah BTO flats
2 of the new Tengah BTO projects will be located along Tengah Boulevard, while the other BTO flats will be located along Tengah Garden Walk.
MRT stations
Residents of the Tengah BTO flats will enjoy easy accessibility to different parts of Singapore, with 4 MRT stations planned to be built in the district.
For starters, a future MRT station of the Jurong Region Line (JRL) will be built right next to the Plantation Grange and Plantation Village BTO flats, and just across the street from the Garden Vines @ Tengah BTO flats.
In addition, these flats will be within walking distance from 3 other future MRT stations along the JRL.
The 4 nearby JRL MRT stations are Hong Kah and Tengah (opening in 2026), as well as Tengah Plantation and Tengah Park (opening in 2027).
With the JRL connected to the North-South Line and East-West Line at Choa Chu Kang and Boon Lay MRT stations respectively, residents can travel across the island faster to places such as the city centre and Changi Airport.
For now, the nearest existing MRT station would be Bukit Batok, which is around 3km from these flats.
Expressways
The Kranji Expressway (KJE) and Pan Island Expressway (PIE) also both frame the neighbourhood, providing quick access to the rest of Singapore for drivers.
Tengah Boulevard connects to the PIE, which makes it even more convenient for those looking to stay in the BTO flats.
Through the expressways, residents will be able to reach Woodlands easily with the KJE, and Changi Airport with the PIE.

As you can see, the Tengah BTO flats launched in the November 2019 sales launch are slightly pricier than those released in previous sales launches.
Nevertheless, HDB has CPF Housing Grants available to make HDB flats more affordable. This will enable aspiring owners of these HDB Tengah BTO flats to purchase these properties at a subsidised price.
Key amenities near the Tengah BTO flats
Quite a few attractions and amenities have been planned for and around the Tengah neighbourhood.
Parks and Greenery
As an upcoming ‘Forest Town’, a 5km long and 100m wide Forest Corridor will be built in Tengah. It will feature native rainforest trees and hiking trails, allowing residents to get up close to nature.
For those craving even more nature, they will be able to hike through nature reserves easily through the corridor, which will be connected to the Western Catchment Area and Central Catchment Nature Reserve.
Apart from the Forest Corridor, dozens of parks and community gardens have been proposed to be built in Tengah. In fact, a community garden has been proposed to be built in front of each BTO flat.
What’s more, a recreational corridor called Garden Farmway will feature about 3,000sqm of community and allotment gardening. It will also be connected to the waterfront at Tengah Road, which will comprise retail and recreational facilities.
Jurong Innovation District
The Tengah BTO flats are also a short drive away from the upcoming Jurong Innovation District, a new industrial and innovation park. To be completed in 2022, it will house multinational companies and research institutions such as Siemens and the Agency for Science, Technology and Research (A*Star), and is expected to create over 95,000 jobs. This means that future owners of these Tengah BTO flats will have more job opportunities closer to home!

Tengah also happens to be the first town in Singapore to be designed as a ‘Smart Town’. Technologies such as utilities monitoring systems and smart lighting are expected to be introduced throughout the neighbourhood.
There are also plans to develop Tengah as a car-lite housing estate through the incorporation of cycling and pedestrian paths. This will encourage residents to walk and cycle more, as well as reduce their reliance on cars.
Most roads will also travel underground as they approach the city centre, allowing for better traffic flow for public transportation.

The November 2019 Tengah BTO flats
Among the 3 BTO flats to be launched this November 2019, Tengah will be the only one that’s not in a mature estate.
As a new town, it would take some time before Tengah matures into an estate with extensive amenities comparable to those in Ang Mo Kio and Tampines.
However, Tengah makes up for this with its novel offerings such as its expansive green setting and smart technology implementation plans across the town.
Notably, the Tengah BTO flats have proved to be popular among applicants, given that the past 2 BTO launches there in May 2019 and Nov 2018 have been oversubscribed.
