    The worst management office ever

    I have been living at City Square Residences, and what most people say here is very accurate. I have a lot to say to the security, but mostly to the management. Security guards are doing their job, following the management’s order, so I can't blame them unless they are intentionally being rude to you. My experience: I work 8:00 – 18:00 weekdays and 8:00 -13:00 Saturday, and needed to have air-con maintenance, but the management said I have to let him in 9:00-17:00 weekdays or before 12:00 on Sat. I explained the situation that it is very difficult for me to be there due to work (and my wife also works similar hours) and the office staff told me “why don’t you take a sick leave or annual leave?” We had a huge argument over this, and 1 hr after I hung up my phone, my access card was deactivated. It was Friday evening, so I had to wait until Monday to talk to the management. I took a leave (because they are only open during my office hours), checked that my card was still deactivated, and went up to their office. They said “can I see your card? Let’s try if you are telling the truth”, and it worked. I was furious at that moment. It started not working 1 hr after we had an argument, and it still didn’t work 1 min before I spoke to them. When they try, it worked, and their explanation was “it sometimes happens, a lot of people have the same problem, so don’t worry”. Seriously! The timing was just so right! The possibility of my card being broken by accident in that particular period is astronomically small!! Of course, I can’t prove that it was their intentional action, but hey, I know. I know it. How horrible, inhuman, immature, stupid thing to do to their own resident? Anyway, I have another 1.5 years of lease.. and the Management seemed to be replaced on 28th of Aug 2015. I really hope that they do their job..

    Appalling management

    I have lived here for almost 2 years and I'm so happy to be moving out! The management is appalling in every way as well as security management. 1. Security is too tight, rude, inflexible and a hassle for residents. Everyday I come home from work and when I come in by taxi, I am asked to show my photocard to access my own home. There is one time, I came back from the airport at 1am, I left my photocard at home. I was refused to enter the condo. Can you believe?! I was being refused to enter my own home? I asked the security nicely that I can leave my details here, go into my place and bring back photocard to show them. They refused. There is a PIN lock on everydoor of this place, I obviously can't just walk into someone else's home!I had 2 hours argument with security guards until 3am just to be let into the condo premises! 2. Forget having guests over! They will not be able to access the house. Just forget it. My mother was visiting from overseas once and couldn't get into my home without me being there. You also get your access card confiscated if you lend it to your guest. My flatmate lend it to his girlfriend to pick up things from our house while he was travelling, they confiscated his cards so he couldn't access the flat for like 2 months. 3.Before this, we used to have wooden chairs by the pool. They were breaking and there was only like 2 left by the swimming pool. Took them like a month to replace the chairs by the pool so residents can use. 4.Gym equipment broke with no replacements for like a few months. Like seriously, we decided to just get gym membership elsewhere at that point. 5.Elevators always breaking. Always. There was a time ALL the elevators were not working for a full day. We all had to walk up some 20 floors by stairs. We also had a period where only one was working, so during rush hours, it's a squeeze and you have to wait until there's space Please. this is the worst place to live. Renters, much better off elsewhere.

    Serious Management Problems

    Review for people who want to rent... Overall, for a condo of that level, the service level is not really acceptable. I would not recommend to rent with the current management. Explanation on the management rules: - In order to access the condo and use the facilities, a photo card is required. This is normal. - No card = no gym, you have to register with your official ID any time you enter the condo. This gets pretty annoying after a few days. - The card can only be delivered to people with at least 6 months visa. So if you or your dependent's visa is being processed, you cannot get an access card. - The bureaucracy: It is rather difficult to get the access card. You need to count one month to complete the whole process. 1) It is necessary to complete a rather extensive file 2) Once the file is submitted, an approval will be given in around 2 weeks 3) Once and if approved, a photo session needs to be organized 4) The card will be delivered a few days after the photo session 5). Note that the procedures only take place from 3pm to 5pm, weekdays. So it is necessary to free up at least 3 slots in a standard work schedule to complete. - Finally, the security is VERY strict on enforcing the rules (see reviews below) To summarize, the place is nice, but it's not worth the effort for people who intend to rent over one or two years.

    Party Condo

    The recent security incidents are a result of extensive sub-letting. There are a number of young people renting and sing the facilities. Not an ideal place for families. One cannot blame the security staff, the management are a trying to reduce the number of non residents who are getting a free swim and gym. The Condo in itself has an excellent location, which is ironically partially the problem. Not recommended at all...

    Rude and pathetic management

    City Square has the most rude and unprofessional management and security guards, who should be warned and sacked for their behaviours. From 2012 to now, it has degenerated into a prison facility of sorts

    Security Management

    Obviously some of those in support of the security are attempting to upp the capital value & rental of this place. Personally, I've nothing against tight security. I welcome and even encourage tight security "IF" carried out professionally. But there is a boundary line to be drawn between professional security ethics and a downright condescending treatment of the residents. I have stayed in other condos where the security were very tight but the guards displayed a friendly attitude towards the residents and follow the security protocols without being too personal or demeaning. Obviously the people who wrote to support the security hasn't had any unpleasant brush with them. I wonder whether they would said the same things if they were to be manhandled roughly for no reason or being insinuated at being some sort of awful illegal call girl when you've simply forgotten your access card or relentless harassment when you have simply some friends staying over the night. In the latter case, there is no legal statue that stops the owners/residents from having their friends and relatives over for a night, but they took it too far. Again, I have nothing against tight security which is good. However, my comments are really personal because i do not really have a good impression of the way they carry out their job

    Great place to stay. Tight security.

    I stayed in Citysquare Residences for 3 years. I agree that the management and security are strict but this is due to the high density and for safety reasons. Why would I want to stay in a place with security guards doing nothing and siting around, esp when I have 3 young children and there are many foreigners in this estate! The pool used to be very crowded but because of the strict security, it is now so much better. This place is definitely good for it's convenience and accessibility to town, amenities and MRT stations!

    Security management should be sacked

    I've lived here since 2013 and can't wait for my tenancy to end this September 2014. Go and read for yourself the newspaper clip on City Square Residence in The Straits Times, Saturday, August 16, 2014, under Home Section B5. I am one of the residents and to tell you the truth- I am very angry with the condo security management, of which I am finding it hard to swallow that they do not understand that they owe their pay cheques to us to serve the MCST. Also I do not understand why I have to put up with them knocking my door sometimes and forcing their way into my house to check on my visitors. Don't these Security officers understand that their overseer responsibility is the MCST common areas, that it is a criminal offense to barge into a private strata area not owned by the MCST to enforce a head count despite not licensed by the owner?

    Found the negative reviews to be false!!!

    Contrary to what most people have posted here City Square Residences is an excellent place to live. Pls do not misguide people by putting such false reviews. Very convenient, very close to the city, CBD, shopping amenities, hospitals, schools, 2 MRT stations on 2 sides and the third one coming up. How many condos in Singapore can boast of 3 MRT lines around them! On top of that the estate itself has host of facilities. Well equipped Gym, 2 Tennis Courts, Steam Bath, 3 Karaoke Rooms, Pool/Billiards Room, 3 good sized Function Rooms and you know it has a Bowling Alley too. How many condos in Singapore have a Bowling Alley??? Wow. For those who want to buy here the best thing is that it is Freehold. Before I moved in I went around 50 condos but found it to be the best. Lively, vibrant and welcoming. There are some greedy estate agents around who run condotels in the estate and have stuffed some apartments with too many occupants (mostly students or tourists) as if it is a backpackers hostel. These occupants have absolutely no regard and respect for the privacy and rights of the other residents. They breach the rules and manhandle the common property. Some illegal tenants get bad experience because of these greedy estate agents who misguide and then go out to blame the place. Not fair. If the Condo Management takes an action against such people I think it is fine. After all it is their job. Today most of the new developments in Singapore have very small rooms that too odd sized and shaped. CSR has an excellent layout and the space utilization is efficient. Property Management scores poorly not because of the poor management but because there are many people who do not have the sense of living in premium private estates. Rising trend of roomwise tenancy has also created certain problems. But overall it is a 5* property. I give 200 out of 100 marks and recommend the place for those who love to live sensibly.

    City Square Residences

    Having lived here for while i am able to give a balanced and honest review of CSR. Accommodation is of a very good standard and most units are well designed in terms of use of space. The kitchen units that I believe come as standard are however very poor quality, with the plastic coating changing colour meaning they look like an assortment of various shades of cream after not so long. Especially those cupboard doors that get the most sunlight! The plastic on the underside of the doors peels off easily too - generally a poor standard. This is a shame as the bathrooms are well appointed and the rest of the condo is of a good standard. Some units are rented out to large numbers of students, far more than should be allowed in one unit. These units appear to be sublet from another tenant who has a long term tenancy with the landlord. These sublets are for 4 or 6 months at a time, will have multiple people coming and going and often these tenants have no tenancy agreement. They will also be charged collectively far more than the longer term let cost at a profit to either the tenant or the landlord (or maybe both). Without paperwork and correct names being on the tenancy agreement, there are often many residents that do not have access cards and this leads to all kinds of issues getting in and out of the grounds - often the real reason behind the problems with the security guards. The security are really poor - often agressive and have a general untrusting manner about them. I have personally witnessed their agressiveness particularly towards women and younger tenants. Of course there are a lot of people without a pass, but this is for the owners to deal with. The other issue is that when things are broken they are not repaired for many months - including the now lack of sunbeds, all broken! Great condo with potential to be fabulous - things need fixing quickly and the security firm need raining in (some need to be fired). Not a relaxing place to live
