Do not live here...like living in a Prison
I am a long time expat resident not by choice and have had the worst experience living here Do not live here unless you want to be subject to security checks and feel like a trespasser. The guards do no welcome you like a resident but treat you like a prisoner. When you complain, it falls on deaf ears. The management is completely terrible and incompetent. Some of the older security guards are nice but the majority are flat out rude. I got locked out at 6AM when i went out to check my mail and was in the basement, the security came and I didn't even say a word. He sreams at me and said this is the "first and last time I will open the door for you." I have never been locked out ever before or met the security guard. Why so nasty to me? I didn't even do anything or say anything to him and that was his response. Is this the way you treat people living here. Also, they do a poor job maintaining the property. The pool chairs are broken all the time, the gym equipment is broken, rubbish is left all over the place and not cleaned in a timely manner that cockroaches and ants are all over the place. It is a convenient location but for the price you pay you should get better treatment as a resident. Stay away. Find a much better place to live. -

Excellent Location
Great location, u have everything. 2 MRT stops from the city. I love this place. Only a property agent renting out illegally will hate the security and management. Tight security is good for resident. -

Great property, terrible management
The management implies meaningless, strict rules on the residents, almost treating them as prison inmates. 1. By living here you are subjecting yourself to meaningless and humiliating security checks. They time these exercises to the busiest times, so at 6pm you may have to stand in line with your access card in hand, so the guard can check its validity. On the other hand, during the rest of the day, you can get in unquestioned. 2. They replaced all side entrances with rotating steel doors, that looks like from a prison. With this, they rendered the stroller and handicap ramps unusable. So if you have a stroller, then you can only use the main entrance. 3. While most of the guards are nice, there are a few who are downright rude. I've witnessed many times some guards shouting at people for (for example) trying to leave with a luggage. It is because it's illegal to move out of the condo without the written approval of the condo management. So if you are seen to carry luggage multiple times, you are treated as a criminal. They will threaten you to call the police. 4. They bolted down the garden furniture, and used steel cords to tie the chairs to the tables. For one, it is very dangerous -- my kid has already tripped on it. For two, If you have a party of five, you can't bring over a chair. For three, it destroys the furniture. Because of the wire, there are chairs with broken legs. 5. On the other hand, basic safety of the residents are being neglected. The playground is surrounded by bushes, but they failed to fill up the beds with soil, so there is a 1-2 feet drop by all around the edge of the playground. 6. Now they are replacing all access cards with ones that has your picture on it. So all new residents will have to pay $100 for personalized cards. 7. Moving in or out, or dealing with the mgmt in any way is a humiliating experience. Conclusion: great location, nice residents, good facilities ruined by bad management. Avoid it. -

U are in for a worst ever experience
Even the location of the condo is very good, the trouble starts right at the security!!!!!! it feels u are entering F***ING WHITE HOUSE.. they will not let u enter easily... they will treat u as if you are a thief trying to enter their property!!!.. Inside the CONDO, u will have 1000 ppl on the weekend trying to enjoying the pool.. the Gymnasium, bowling alley, tennis courts (their selling points) are never free.. there are so many freaking people inside the condo!!!! my recent experience - forgot my access card and came back at 3 in the night & the security won't let me enter because MANAGEMENT has said no and top of it they are super rude... -

Bad experience in my 1 yr stay here!
I faced the same issue (lousy management/ lousy security guards) too. Both the management and security guards are very unfriendly perhaps due to they need to deal with more than 900 units in the same condominium. My experience staying in this condominium have been more than unpleasant, home should be an oasis of peace instead whenever I wanted to visit the pool or facilities I find myself fighting with many people. It is like visiting Orchard Road on a weekend. Very stressful for me. I have stayed here for a year and regretted buying. Should have listened to my agent to check out alternative condominiums nearby such as Kerrisdale etc. Anyway it is simply too late for me. -

A great condominium with terrible management
Sadly enough for a condominium that was quite good, in the past year, the management of the condominium has degraded to an unbearable level. It now seems the management is purposefully trying to make your life as hard as possible. The guards switch every lights off the barbecue pits at 9:55, switch the light off the tennis court whenever the reservation has not been made properly. It is in most case just plain impossible to use the amenities : only one tennis court a week, the barbecue pit needs to be reserved four days in advance, even if nobody reserved it yet. And the rules do not suffer any exception. To make things worse, the management is blatantly incompetent in every request forwarded to them. Recreating a lost or broken entrance card is a crusade of many months, during which you will need to snitch in the condominium like a thief (the guards suffer no exception, even if the fault is on the management). Getting a login to the reservation website takes one to two months, during which you cannot reserve any amenities. I would sadly suggest to avoid this condominium as long as they did not solve these management issues. -

I agree with the earlier comment.
I agree with the earlier comment made by Mr Robin Leong. It is true that both Kerrisdale and City Square Residence share the same amenities like MRT and shopping centre, but is significantly cheaper in purchase price. However, both condominiums has similar rental price. Thus the rental yield for investment will be much higher for Kerrisdale than City Sq Residences. -

Upgrading to Condominium
My family loves this location and amenities especially beside MRT, City Square Mall and 24hr Mustafa! In our search to upgrade to condo, it seems that Kerrisdale Condominium which is 3 mins walk away maybe much more worthwhile to buy given that it is around $200,000 to $300,000 cheaper for similar size units and yet enjoy the same surrounding amenities as City Square Residences. -

Thumbs up for this place !
have stayed in a rented unit for 5 months (3BR - city and seaview facing). Location is excellent! Personally i like this place very much, convenient and design of unit is practical and contemporary. Very friendly neighbours staying here too :) Hosted friends and relatives and most pple thumbs up for this place. Strongly recommended by many to purchase a unit here and i will seriously consider too. This place is in high demand by home owners and investors, everytime i view a unit, it gets snap up quickly ... -

Good for Investment and Living
Excellent Location, one of the best condominiums to stay in for its convenience. You don't need a car as the MRT is just a few mins away. Altho' it gets crowded along the streets outside, the place's location beats anything else. The pool is great, the gym is good and there are lots of good eating places just outside. The CitySQ mall is a big factor as well. -
