Hi,

May I know if you are looking to sell your EM to fund the upgrade? If so, it shouldn't be an issue as the EM in Pasir Ris can fetch around 600k thereabouts, but you might require to take up some amount of mortgage loan.

Will be glad to illustrate fully the financial plan on how we can approach this carefully and determine if its the right time to proceed. For freehold condos, you are referring to the Flora area? You can also consider Ris Grandeur, one of the rare freehold condos in the Pasir Ris Drive 3 area amongst the 99 leaseholds.

If you do not mind the actual location, there should be matches immediately for units in the Flora Road area. Should you be able to stretch a bit upwards, you could probably consider Ris Grandeur in Pasir Ris too. What Ivan has mentioned is important for us better advise on affordability, in that will you be looking to sell your existing Executive Maisonette in order to upgrade? A proper financial assessment is highly encouraged before you make a move.

If you want to stay somewhere near to your current HDB, you can look into Flora Drive (Loyang area). Spacious unit, FH etc.

In addition, care to share more of your requirements for instance minimum size etc.

By the way, what are your plans?

Do you intend to hold on to your current HDB and purchase this as second property?

If it is so, do take note that one of you must be at least a Singaporean and fulfilled minimum occupation period. You will be subject to ABSD and will have to set aside a minimum sum of $80.5k in your CPF OA + SA before you can use the excess.

Evening,

Assuming that both of you are SC and that you have no intention to sell away your HDB unit, you will liable for ABSD payable of 7%, in cash. You should be able to obtain 80% loan. However, as you would likely have utilized CPF funds in your HDB unit, you will be required to set aside the minimum sum before you can use the balance for mortgage payment. With your income, both of you should able to obtain a mortgage loan of around $400k. You will then likely require around $500k cash should you purchase something at $900k.
On the other hand, should you opt to sell your current HDB unit to facilitate the upgrade, situation will be totally different.

Dear Sir,

1. It is good that your current HDB is fully paid up and therefore you will be able to leverage and obtain up to 80% loan for your next property.

2. I would assume that the next property is purchased for investment? There are options available in the market such as the different freehold projects along Flora Drive. You may also want to consider leasehold projects as they are usually better located and therefore easier to attract tenants. This will translate to higher rental returns and higher ROI.

3. You will be liable for Additional Buyer Stamp Duty of 7% since this will be your 2nd property purchase. Some couple will do decoupling where one party transfer the ownership of HDB to the other party to avoid paying the hefty ABSD. You can consider this option as well.
