Usually, 2BR is more favorable over 3BR because of 2 things:

1) Easier to rent out
2) Higher rental yield due to a smaller quantum (over a 3BR) when you buy the property.

But I have to qualify that this is just a "usual" scenerio. There are cases whereby 3BR can gain higher rental yields.

Hi Zac,

I'd say it very much depends on the location of the property and what profile your potential tenants are targetted at. If the property is in the outskirts, my personal preference will be a 2 bedroom as likely my potential tenants will be expatriate professionals who maybe unlikely to relocate their entire family over and therefore would only require a small apartment, where their spouse or partner and family may come over for a short period to stay with them.

Should the property be a high end property, you may wish to consider a 3 bedroom or bigger and the potential tenants could be the top management of a MNC in Singapore, where their relocation packages could include bringing their entire family over.

If you need any services, Jonathan has mentioned that he provides FOC services to you, which I think most realtors here do not have such good services. My opinions and advises are free though. :)
