With an outstanding loan of $800k and $400k cash does it make economic sense or returns to use the cash to offset the loan or use it to buy another property for rental, taking into consideration the weak rental condition, increasing interest rate and the age of the owner of 50?

Dear sir/madam,

To be honest, there is no value added advise we can provide here without first understanding more about your income level to support 2 mortgage loans and etc, however, with current market sentiments, I would not encourage you to put your money into purchasing another property as you have already identified on the weak rental market as well as interest rates which we are expecting it to spike.

You could perhaps refinance your existing property to lock in the current interest rates if you have not done so. $400k cold hard cash can perhaps generate you good returns on other forms of investments, but please be prudent about making any investments and do your fair share of due diligence before putting in the money.
