Dear Alex,

It should depend on what is your investment strategy. Investing in a condo will likely allow you to rent out the unit more easily unless we are referring to high end projects. There will also be a wider variety of units for considerations given the quantum size.

For landed homes, we are looking at the scarcity of land in Singapore. Logically speaking, the holding value should also be better in bad times just like the last couple of years, where prices of landed homes are still holding on relatively well (only a couple percentage points drop VS condos). Nevertheless, the choice of landed homes worthwhile investing with such quantum are likely lesser and rental returns could be less attractive therefore making it at a disadvantage in the short to mid term investment perspective.

It very much depends on what is your objectives of investment.

If you're looking at pure rental yield, condos generally fetch a higher % yield annually over landed homes.

Landed homes however are more stable in prices, and with limited land in Singapore, you can expect appreciation in land prices over a period of time.

Hi Alex,

If I had a budget of 3 mil, I would buy a landed property instead of a condo. This is because I feel that there is an oversupply of condos and with the global economical slowdown, rental will remain depressed. In terms of rental yields, you may not be able to generate a lot of positive cash flow.

For a landed property, it will be advisable in it while you wait for the price to appreciate. Land is limited in Singapore and the rich and affluent will aspire to own a landed property as they upgrade their housing. Rental yields for landed property is very low and therefore not advisable to rent it out.

If you are more inclined towards a condo, then you have to be mindful of the location you are buying to protect yourself against the downside risks.

I offer a different perspective.

If you are in for the long term, I would recommend you to buy old walkup/apartment with enbloc potential. The capital gain is fantastic. But bear in mind, you may need to hold for several years.

I would suggest to purchase condo around D9 as the prices around this area has drop. It can fetch higher rental yield as compare to the landed property. Unless is for own stay, landed property more for long term investment.
