Hi yes, upcoming ECs are very likely to have higher psf as their land cost are generally higher than the existing ECs. Unit sizes will be affected too as new Mortgage Servicing Ratio (MSR) is pegged to 30% of monthly income which makes obtaining a high loan quantum difficult. For example, a couple who is eligible for 30yrs loan tenure and is having an income ceiling at max $12,000/mth will only be able to loan up to $800k, provided they dont have any other loan facilities. 5 bedroom units will be the hardest hit and we foresee the trend of 2BR, 3BR compact and 4BR compact units coming back again. As for balconies, rest assure that most, if not all the new ECs and existing ECs do have good balcony sizes.
