Well typically these owners are investors selling their 2nd property, they might have a change of plans in life to pursue other opportunities such as a new business or purchase another property somewhere, or mainly wish to secure their retirement with the capital gains. There could be many scenarios.

There is no certain answers to your question. Everyone of us has different needs and investment objectives.

There are probably hundreds of reasons to sell a property, and you could even ask why are some people selling a property at a loss even though they could still afford to finance the property.

It's just like buying shares in stock market. If you buy ABC shares at $1, and ABC share prices drops to $0.90 now and its forecast for the next 3 years is very bad with analysts predicting it will go to $0.50 in the next 1 year. Will you sell off your ABC shares, or since you have paid up the share, continue to hold onto the shares? Or you could actually sell off the shares and use the proceeds to buy shares of XYZ, where it is projected to double in share price for the next 1 year, which would you choose?
