Why is some of the psf is much more higher price? Let say 5 room flat psf is $300+ and 4 room flat is $400+.

The PSF is determined by many factors, which include but not limited to:
1. location
2. level of the unit
3. renovation
4. other unique features
5. etc
One more explaination is that usually smaller units will command a slightly higher PSF.
