Hi, usually when the unit is bigger, the psf will generally be lower. The demand typically depends on the owners or buyers usage requirement, if they are getting it for investment purposes, it might not mean much to them, but if they are getting it for own stay, they might prefer a bigger unit. In general, the layout and orientation of the unit usually plays a much bigger factor when selling the unit .

The usual cases are that bigger units will have lower $psf, and does not only apply to 1 bedder. The bigger the area, the higher the quantum size. Is like buying 1 apple usually costs more per unit than buying 5 apples.

Of course there are some projects where bigger units are more sought after especially in the prime districts where bigger units have better facing or even quality of fittings.
