You might have DIY the sale of your property (private), the buyer's Agent brought the buyer to you.

If the buyer had contacted you directly and both parties did all the work, then nobody needs to pay anyone.

In your case, the buyer's agent brought the buyer to you and indirectly brokered the transaction.
