Hi,

In fact, it depends on individual needs.

(1) Unfurnished: This is popularly sought by local where they only need the place for max up to a year to tie over before their BTO or still scouting their ideal resale HDB or private.
They prefer such arrangement so as to accommodate their own furniture, and at the same time no worry of retaining of deposit.

(2) Partially furnished:
This is half-half from local & foreigner.

(3) Fully furnished:
This is most popular with foreigner where they would have only bring their clothes along. Of course, they would have to check all fittings closely to ensure their deposit will not be retain when they end their lease.

Hope the above answer to your main concerns, but if there are more queries, please feel free to contact me at 90110636  , or email: ling.ck7@gmail.com if more information is needed.
I'll be glad to assist.

Best regards

Thanks, at least now I have a rough idea. Difficult to please individual taste. I might go for the partially furnished so as to leave some room for the tenant's personal choice instead of forcing unfamiliar designs and colours on them.
Dear landlord,

Other than dimensions critical furnishings and appliances, I always encourage my landlords not to provide any furnitures, as there are just so many incidents where landlords and tenants cannot agree upon what is fair wear and tear and result in unwanted disputes in the tenancy.

With less number of items in the inventory list, such incidents will be greatly reduced, and on top of that, landlords will have less occasions where they need to attend to for cases of repair or replacements which will incur costs when they are above minor repair clause.

I like your answer. It makes a lot of sense. However, what would you consider as critical furnishings and appliances ?
Hi, I always suggest to my landlord that I will advertise to rent out their unit as partial furnished, as some tenant might have gotten their own furnitures.

The decision between renting an unfurnished, partially furnished, or fully furnished property depends on your personal preferences and circumstances. Let's explore the pros and cons of each option:

1. **Unfurnished**:
- **Pros**:
- **Cost-Effective**: Usually the most affordable option.
- **Personalization**: You can bring your own furniture and decorate according to your taste.
- **Long-Term**: Ideal for tenants planning to stay for an extended period.
- **Cons**:
- **Initial Investment**: You'll need to furnish the entire space.
- **Logistics**: Moving furniture can be cumbersome.
- **Limited Amenities**: No appliances or basic furnishings provided.

2. **Partially Furnished**:
- **Pros**:
- **Balance**: Offers a middle ground between unfurnished and fully furnished.
- **Essentials Included**: May include major appliances (e.g., refrigerator, stove).
- **Less Hassle**: Less furniture to move in.
- **Cons**:
- **Variable**: The level of furnishings can vary significantly.
- **Negotiation**: Discuss what's included with the landlord.
- **Cost**: Slightly higher rent than unfurnished.

3. **Fully Furnished**:
- **Pros**:
- **Convenience**: Move in with minimal effort—everything is provided.
- **Temporary Stay**: Ideal for short-term rentals or expatriates.
- **Professional Look**: Often well-designed and coordinated.
- **Cons**:
- **Higher Rent**: Fully furnished units tend to be more expensive.
- **Less Personalization**: Limited room for your own furniture.
- **Wear and Tear**: Furniture may not be in top condition.

Consider your lifestyle, budget, and how long you plan to stay. If you value convenience and are willing to pay a premium, fully furnished might be the best choice. Otherwise, partially furnished or unfurnished options allow more flexibility.
