I am assuming that the location of these properties concern are different.

There are not many leasehold landed homes in the price range you have mentioned and I guess it could be in Loyang Villa which you are referring to.

It will be beneficial to find out about the condo project you are referring to for comparison.

Nevertheless, given the age of property we are looking at, the potential upside is quite limited, therefore choosing a landed property could be a better option as you will have the luxury to heavily renovate or A&A the place to enhance its value prior to liquidating it moving forward to get a better pricing.

It depends on what is your definition of Value.

If you're comparing in terms of the current pure monetary terms, it would be wise for you to get a property valuation done for these 2 properties. That should give you an answer which property is more "valuable".

If you're looking at it in an investment point of view, you will need to ask yourself what is your objectives for this investment. You will need to take into consideration the rental yield, the cost of maintenance, and the potential capital upside for the property.

If you're looking to purchase a home for own stay, the property that is of greater convenience to you is the more valuable one. Because, no matter how much money you have, you just cannot buy TIME.

Hi, generally speaking, both units that you mentioned are quite old in their tenor and also leasehold title. So there may not be much capital appreciation gain in the near further.

In my opinion, it depends on your objectives on whether you intend to purchase for investment or for own stay. Another important factor to consider is also the location.

In you are buying it to generate rental income while waiting for future upside, it may be better to purchase a condo unit as it is comparatively easier to rent out and sell in the future.

However, if you are buying it for own stay, you may consider the landed property as it will offer you space and a lifestyle that you desire. As long as you time your purchase and subsequent sale properly, you will still be able to make a profit from the purchase.
