When signing a tenancy agreement, be it for a private residence or commercial property, who are the witnesses?

From what I learned from close friends in the field, the tenant's witness should be the property agent (either representing the landlord or the tenant).
The landlord's witness can either be the same agent or a 3rd party (with no conflict of interest).

Please let me know what the conditions are to be a witness and who can it be.

Hi,

This is somewhat related to whoever signed the witness column willing to stand in front of judge in court when there is a dispute between 2 parties.
Thus it would be best if this witness has no close relationship or interest with both parties to be impartial when such unpleasant situation occur.

Legally, any person above 21 years old can be a witness.
