For new launches, the pricing are fixed by developer, it is non nego and so which agents whom can give you best deal is out of the question.

Most important for new launches, you chose an agent whom you feel most comfortable with, whom can give you most info and can give you a good presentation on the new development.

You may call them and chit-chat with them over the phone first, before meeting them if you are serious in issuing a cheque for booking. You should have a feel which agent you are comfortable with after speaking with them, and go along.
