The land size, built up area, number of rooms and the extent of how old will play a part to the final rental. Serangoon Gardens itself as an estate has been around for easily over 60 years or even more thus there are some really run down units that has been left vacant.
Also the profile of the tenants that occupies the property can also determine how much you can get for such a property, therefore without understanding more about the property available, it will be unfair for us to quote you any figures at all. This is very unlike a HDB or condo where reference can be made easily for comparison.
Landed houses are diverse in their age, conditions and built, that's why you see my fellow professional YT can only give you a range from $6,000 to $8,000, which is very wide range and it could be lower if the property is single storey and very run down and etc. Those who are not familiar with landed will never know this but purely taking numbers off the records without knowing the exact conditions.
