What's the enbloc potential for The Estoril?

Dear Clarie, though it is located in a good area, chances are low. The GFA at 1.8 is too low for developers to make a profit from. Current market sentiments are also not encouraging enough for developers to enbloc. The government is releasing record land parcels for residential developments.
