Good morning seller,

There are numerous factors that will influence valuation of your house. They are like house condition, hose renovation, floor level, facing etc.

Without me seeing your place, probably we have to rely on past transactions.

Recent transactions are as such:

1) 171A #03 - $362k
2) 171C #06 - $395k
3)172A #16 - $386k

Probably your house values at around $380k +/- at the moment.

Often there is a misperception about purchasing or selling a home close to market value from a typical consumer, and this is likely where most salesperson would try to bridge in order to close a transaction.

In my personal opinion, the value of a house is only determined by the buyer and the seller. How much each of them perceived the house to be valued and reaching to an agreed price to sell after doing their own sums. Seriously, a house should only be sold or purchased if it meets their financial needs and plans, never based on what other consumers have sold or purchased it for.

The market value is not based solely on your floor and size; it depends on the condition, facing, renovations etc as well. I assume your house is in good condition and you don't want to base your value solely on floor and size.

It should be around 360-380k, based on the recent transactions in the vicinity. However other factors such as condition, facing, balance lease, any renovation done also affect the valuation. Thanks and may I understand your housing plans and requirements and value-add further?
