Dear sir/madam,
As the HDB resale procedures have changed, we can no longer estimate the COV for your unit, instead, the probable transaction prices could be anywhere from $470k until $520k which Mike has shared. Current procedures will require an offer to be agreed upon between seller and buyer before submitting for valuation to be done. Depending on the outcome of valuation, buyer will then need to pay COV if valuation of property falls short of the offer agreed. If valuation of property is above the offer price, the transaction will still proceed as per the price agreed. This is somewhat in line with the sales procedures for private property.
