Hi Dennis, for a resale condo, you could rent it out or move in immediately once the purchases is being done. But you may not earn good or handsome profits should you decide to sell it away in the near future as this development is getting old and may have hit the peak mark already. As for new and under construction unit, you will be the first owner and it will definitely be much easier to rent it out or to dispose it as the development is very new.

Good afternoon Dennis,

Lets assume both properties are nearby and share the same amenities.

Usually for older condos especially leasehold properties, the value will tend to depreciate when they age. Maintenance fees will go up as well.
Potential upside is lower as first seller has already enjoyed the profits.

But the entry level tends to be lower so more affordable.

As for newer condos, there is a better chance of capital appreciation. If you are intend to rent it out, your supply of tenants will be more since it's brand new.

Usually buyers have the perception that new condos are more expensive than older units but it might be that true nowadays. I realised there are some freehold property that is asking for the same psf as 99 leasehold.

Perhaps you can share more with me so I will be in a better position to value add further.

Condos which are older tend to have more spacious and functional layout as compared to the newer condos in the market. In terms of pricing, older projects are also cheaper which makes them more value for money and a higher rental yield.

You may also want to take into consideration the LOCATION which I feel plays a more important factor towards your property purchase. A property in a good location will offer you a greater potential of price appreciation in the future.
