Hi,

I'm confused by your question. A child under 21 years cannot be a joint-owner of the flat with the only parent. The kids will only be the essential occupier, and not the co-owner.

In the case of a deceased parent, the flat will be held under the estate, and an executor (above age 21) is usually appointed to hold the property until the child turns 21.

Evening,

Under Singapore ruling, nobody under the age of 21 are eligible to be placed as owner of any residential unit. Hence your case will never have an politically correct answer.
But for any sole ownership, should they pass on without a WILL, the NOK or sibling can apply for grant of probate to administer the unit.
