What will happen to the accrued interest if I sell my HDB flat? I've fully paid it. My cpf OA and SA has around $150k+ in total. From my understanding the accrued interest will go back to my cpf once I sold my flat. If I intend to buy a bigger flat, is it going to wipe out all the money to pay for the new house? And if I downgrade, will I profit some cash? If I turn 55, will I get the accrued interest together with my $150k?

Hi,

If you intend to take hdb loan again, the OA will be flushed out fully to fund the purchase price of the next flat. SA will not be touched. These CPF monies, since its utilized for the next flat, naturally can't be withdrawn at 55 years old. The next property will automatically be pledged to meet 1/2 of your retirement sum.

If you downgrade, definitely you will get some cash proceeds as long as your sale price is higher than your purchase price. Once you turn 55 years old, your OA and SA will be combined to form your RA. Any excess monies above the full retirement sum will be able to be withdrawn.

If all these sounds too complex for you, you might want to engage an professional agent who can walk you through the process and draft up a detailed financial plan before you commit to anything, while adhering to cpf and hdb policies.

Evening,

After the sales of your current unit, all the CPF funds that had being used will be returned to your CPF OA account, inclusive of interest.
In the case that you choose to purchase another unit, be it upgrade or downgrade, all your CPF OA funds will be cleared, unless you opt for bank loan. You will then have to work on how much additional cash you need to prepare.
Should you opt to sell your unit upon reaching age of 55, the CPF funds that have being used on your current unit, inclusive of interest, will be channeled to your RA. This is where things gets tricky as it's not easy to activate these funds for the purchase of residential property.

Good evening seller,

You are right that CPF OA utilised plus accrued interest will be refunded back to your CPF OA account within 2 weeks upon sale.

If you decide to take up HDB loan, all your CPF OA funds will be used to reduce the mortgage and if this is your second HDB loan, you will have to use up to 50% of your sales proceeds to reduce the mortgage as well.

By the way, do take note that you are only eligible to use your CPF OA funds on property purchase, this doesnt include funds in SA.

Perhaps you can share more information with me so I will be in a better position to advise you whether do you have any sales proceeds.

I currently have a client who wont have any positive sales proceeds as he is making a loss as his accrued interest is overwhelming. The sales price cant cover the CPF OA funds utilised with accrued interest.

Last of all, you have to act fast before you turn 55 years old as you will need to combine your OA + SA into retirement account first before you can use the balance OA funds for property purchase.

Hi Sir/Mdm,

1. Your CPF and accrued interests used for the house will be refunded into your CPF account upon the sale of your flat.

2. If you intend to purchase a bigger house, you can either choose to pay fully using your CPF and cash proceeds or you can leverage and take up a loan so that you may cash out some of your cash proceeds for other uses. If you downgrade, then you will be able to cash out more in cash as compared when you upgrade.

3. Upon reaching 55, you will need to set aside half your minimum sum in your CPF account. That is to say, you will not be able to use 100% of your CPF when purchasing a property. This is the reason why I always encourage my clients to upgrade or downgrade before they turn 55.
