What will be the cost involve in Selling then Buying a 2nd House from resale market.

Need to know about the Stamp Fees, I'm a SPR currently having 4R house and planning to upgrade to 5R.

Please Advise.

Hi,

If you are referring to HDB 4-rm to 5-rm, you must have first met your MOP before you can sell it. On your purchase, both SPR must be at SPR for at least 3 years and legally married before they are eligible. The stamp fees will be 8%.

Not to worry. Let me elaborate further.

In order to put a HDB onto the resale market, you must first fulfill the minimum occupation period.

The estimated cost will be:
1) $3k private legal fees
2) agent's commission (2% of sale price)
3) $80 resale submission fee

As for purchase, SPR household must be SPRs for at least 3 years respectively.

Estimated cost will be:
1) $200 valuation fee
2) $80 resale submission fee
3) $3k legal fee
4) pro rated property tax and conservancy fee
5) agent's commission (1% of purchase price)
