Hi Mabel,
Just my 2 cents, the land size is relatively small and plot ratio 1.4, with height restrictions and setback requirements towards neighbouring building, it may be tough for any developer to redevelop into something sizable with more units. So the enbloc chances may not be very high. This could change if there is any revision in the master plan for the land use or plot ratio here, but as of now no revisions.
There is also some supply coming up in district 15 with 3 new launches slated for preview this year, so developers looking for enbloc projects will be mindful of that as well. Since this purchase is for investment purposes, perhaps you like to consider the upcoming new launches as well?

Enblocs can only happen if 80% of the owners are willing to sell their units by coming together. So, a lot depends on the motivation of the owners. However, there are certain points to note as well. This is size of the plot of land and the plot ratio. If the plot is small like in this case, the chances are, only small developers would be keen... Next, if the plot ratio is low, like in this case (1.4), the incentive for the developer to buy and build is also low.
Having said that, I believe it might be better if you invest your hard-earned monies in decent sized condos that are in good locations. I know of some that gets you good rental returns too.
