I applaud the courage of Joel to quote you a figure in appreciation expected for projects' appreciation in the lead up to the opening of MRT. Basically, at the rate of development in Singapore, I have to say that we can likely see appreciation in most projects, however, if all buyers have the same mindset in terms of selling in the lead up to opening of MRT Stations, it does not bode well to the situation as competition will be fierce and with an over supply in the market, prices will not be as attractive from an investor or seller point of view.
