Hi,

The market rate for a private property sale is typically 2% of the sale price + GST. It could be higher if the seller is looking at a sale price higher than the market rate and involves extensive marketing efforts.

My EC was not ready for sale due to MOP (another 3 months from Jan) at that time and Ivan was able to give me advices on how to proceed from there. Initially we have decided to try to write to HDB for early sale but since it was only 3 months left, eventually we waited for another 3 months while we looked for our next property. There isn't really a standard for commission but the industry guideline is 2% for sale of properties. As for purchasing, HDB property buyers will pay 1% and as for private property buyers, they do not need to pay any commission at all. Regardless whether there are any cobroking agents, the fees remains the same.

If you are currently thinking of selling and buying together, then timeline planning is also very important. To be very honest, there will be many realtors out there who will be willing to charge lower than the guidelines. But putting down my identity as a realtor myself, I have to say that the most important factor in choosing the person to assist you in your real state transaction, is not how much commission they are charging you but how proficient they are in the business. Financial calculations and planning with timeline planning have to be done meticulously and well so that the whole process can be as stress free as possible and as smooth as possible. Do take this into serious consideration.

What I can suggest is that we can meet up for a chat and we can also help you to do a financial calculation. Do worries there are no obligations and we can just take it as a casual chat and get to know one more friend. We can also answer any queries or questions that you may have.
