Hi, the role of the seller agent will end till the completion of the whole process, and that will be the day where he or she will receive the commission cheque from the seller.

Hi,

No, our job doesnt ends after the buyer exercise the OTP. If for HDB,we still need to do the necessary paperwork & submission to HDB and ensure that all are in order for completion. We also need to monitor the progress as sometimes unforeseen circumstances may crops up. Same goes for private transactions, just minus the submission to HDB. For HDB resale transactions, the appointed agent will be doing all necessary submission works to HDB for the resale application and also facilitate the inspection prior to completion. Not all transactions are similar as some transactions may have hiccups along the way, but in general, a seller's agent should do their best to facilitate a proper completion of the transaction.

For resale private homes, there will be less administrative works involved, as once OTP is exercised, all transactional details are usually handled by the lawyer. The usual facilitation comes if there is any specific conditions involved like being allowed to access the premises for contractors to do renovation planning.

All in all, an agent should do their best to facilitate in all matters until the transaction has successfully completed.
