Commonwealth Towers have not TOP, no units has been rented out yet, hence we can only deduce the expected yield at this moment.

The closest comparison would be to gauge the rental from nearby Queens condo. The 2-bedroom there easily fetches above $3000 per month.

Hence, I would like to think that Commonwealth Towers 2BR to be able to match or better that amount. Using an estimated rental amount, divided by your purchase price, and you will get the estimated yield.

Commonwealth Towers in going to TOP soon. I have closed a few units there, and will have units on hand to rent out. Do let me know if you are looking to rent out your 2BR too. I will be able to assist.
