What is the reasonable and standard fees to pay to property agent to do and execute the contract only. Considering it is more paper and admin works involved. No prospecting or selling efforts required as I got my ready tenant/buyer.

If this is the case, it will be better to get a lawyer assist to prepare the tenancy agreement for you instead of a property agent.

Even though it seems like we are only doing the admin and paperwork, we are also required to comply with the legal requirement and current policy after understanding your case better.
If you feel that the fee you are paying agent to execute the administrative component is too high, you might want to try getting a lawyer to assist you accordingly.
