Hi Arun,

Generally gross rental yields are approximately 3% to 5% for condominiums as they can have different price points due to age, tenure and size, while that of landed property are relatively lower at 2% to 3% due to the relatively higher purchase price quantum and size as most landed properties are freehold in nature and commands a premium due to its scarcity, and only Singaporean citizens are eligible to purchase.

It is difficult to do a comparison, while rental yield for condo is generally slightly better, landed homes rental yield has been improving too, due to lack of supply since most landed homes are primarily for own stay than to rent out. The entry price for a landed home can also be significantly different from a condo, given the size difference, as well as the conditions of property. In general, if you have the pocket to consider landed property, I will highly recommend to consider purchasing a landed property instead even if rental yield is not as attractive but the potential for capital appreciation is much better. In fact I do have a number of attractively priced landed home for your consideration.

There is no fixed rental yield as all properties are different. Even similar units in the same condo can enjoy very different monthly rental as well.

In today's market, one should easily get above 3% in rental yield, and in some cases, as high as 5-6% too. A HDB flat can get as high as 10% rental yield in today's market.
