Dear sir/madam, Whichever price you are looking at, the most important thing is if the bank is able to match valuation of property to the price you intend to offer. I have received a call today from a buyer who have missed out 3 good buys in a month because he was looking too hard into the listed price of the various properties and that these units were sold $300k on average below the listed price. I asked him why he did not succeed in purchasing and he mentioned he did not believe that the seller will sell at those prices. Now, there is no longer any units that fits his plan in the market.
