What is the basis for COV? How this is arrived at?

HI Venu,
COV is arrived by taking the purchase price minus off the valuation. Why there's COV involved? So you dont have to wait for uncompleted units for so long. In addition, if you want someone to give up their units fast, you have to make an offer that is irresistible to shake their minds.
