Well most importantly you need to access whether is a 4 room flat enough for your family size. Basically the biggest advantage we can see here will be the earnings from the sale and purchase. You did mention in the earlier question where you mention that your 5 room has fulfilled MOP and are considering the pros and cons in selling and buying a 4 room.
There are much factors that we need to assess before we can deem that it is really an advantage. If currently you sell your 5 room and purchase a 4 room within the same estate but in a much more convenient area like very near to MRT and such or if you are shifting to another estate which is generally more costly, then the advantage that we are looking at will not be the earnings but rather the convenience. Hence the advantage here will be convenience and not cash proceeds and you might just break even or we may even end up topping up.
If you are selling and buying in the same area, then the advantage that we are looking at will be earnings. So it will also fall back on what is the motivation behind your selling.
