What is considered fixtures? I am looking to sell my condo unit, and I have a water purifier (Wells The One) on my kitchen counter top. Is this considered a fixture? or a fitting which I can dismantle and bring it along to my new home?

This is considered a fixture since it is installed, but if you plan to bring along with you some fixtures, we can highlight to the Buyers in advance so they will offer based on that information.

Hi,
Anything that is possible to carry away should not be included in any sale like microwave, Ninja cooker, water purifier, portable fans etc. Only fixed items like aircons, cookers, built-in fridges, built-in wardrobes need to left behind. These are condiered permanent fixtures.

Essentially, if you are selling a property and wish to bring along any fixtures or fittings, you can make it a point to inform the prospective buyers on these requirements, have your agent indicate these in the Option To Purchase as well to avoid any disputes during the transaction. If the water purifier is integrated into the table top then my opinion is that it is considered as a fixture. However, if you wish to bring it along to the new home, we can be upfront with the potential buyers and state it clearly in the Option to Purchase as one of the conditions of the sale.

By the way, yes it is considered a fixture and although it has been fixed and the seller has to left it behind but it is still negotiable. I have a similar case before and the buyer allowed the seller to dismantle/ remove it and bring it along to their next property.

Fittings, on the other hand, are movable items that can be removed from the property without causing damage. In the case of a water purifier like Wells The One on your kitchen countertop, if it is securely affixed to the countertop or plumbing system in a way that removing it would cause damage or alteration to the property, it may be considered a fixture. However, if the water purifier is simply placed on the countertop and can be easily removed without causing any damage, it is more likely considered a fitting.
