I believe Wilson and Jayden have provided some insights to why there could be difference in the price range based on per square foot basis, but the main difference actually lies with the purchasers' perceptive value of the property or project in order to make the decision to purchase. Purchasers' intention could differ from person to person, therefore what makes the newer project priced higher than the older project, other than the present construction costs difference, boils down to the demand factor. When there is a demand, we will need to look at supply. If supply is rare and purchaser wants that particular asset very much, there will be little doubt that premium will be factored into the pricing, which is then passed on to the next purchaser.

If there is a specific reason behind your analysis of price range, you could perhaps share more in details what are the concerns or considerations you have in order for us to provide a better analysis that can benefit you instead of like paying lip service.
