Yes, the agent is right. You will only need to reimburse the agent fees if you were to be transferred out of SG or leave SG for reasons beyond your control on a pro rated basis after 1 year stay by giving 2 months notice for a typical Tenancy Agreement. If you have not signed any tenancy agreement, you may wish to negotiate this aspect with the Landlord since this is a private contract.
