As condo is under non-landed residential private property, to go for en-bloc you need a vendor (such as a Developer) and also sufficient consent (for eg. 80% of condo owners) to agree for the sale before it can be approved for collective sale by the authorities. There are various examples, the most recent being Shunfu Ville acquired by Qingjian Realty. Typically, most owners will obtain a substantial profit.

The future appreciation potential depends on the location of the property and whether there is any growth factors or redevelopment plan around the area. Property prices will appreciate to keep up with the nearby new projects for example or a new development such as new shopping centre etc.

99 years development are comparatively cheaper which translate to higher rental returns!
