What can a Tenant do if he/she has paid a good faith deposit for the LOI, only for the Landlord to propose ridiculous terms in the Tenancy Agreement? The LOI states that if the Tenant fails to execute a TA, the deposit is forfeited. Isn't this a loophole for the Landlord to exploit a tenant?

Hi, if the TA proposed is ridiculous which has not even been discussed before, you have the right to take back your deposit. Speak to your servicing agent about it.
