Dear sir/madam,

In pure investment context, it is better to invest in commercial properties as a company instead with the commercial and industrial market still bullish, since a company is required to pay the full Additional Buyer's Stamp Duty to purchase a residential property. On top of that, securing the loans to finance the residential property will also be more challenging.

Assuming its your 1st property purchase, and you are a citizen, some quick pointers would be.

The ABSD required using a company to purchase will be 15% versus 0% using individual purchase.

Financing wise, maximum loan will be 20% of purchase price for a company, and 80% for individual.

These are quite strong barriers to entry for usage of a company vehicle, thus one of the reasons why speculative purchases on residential properties have gone down significantly.

For purchase of commercial properties, the ABSD does not apply. Thanks and hope to understand your requirements better to recommend for your portfolio.
