What are the advantages of cluster houses over landed?

Hi Alvin,
Below are some of the common reasons why some buyers prefer cluster houses over conventional landed properties:
- gated and guarded (for some)
- facilities e.g. pool, gym etc
- common look
- typically lower psf in terms of build-up area

Hi Alvin,
Cluster houses are generally cheaper in quantum as compared to pure landed houses in the same area, thus it is likely more affordable. On top of the facilities provided, you also pay maintenance fees for some contractors to carry out maintenance works in the project which a pure landed owner will have to undertake all these responsibilities. With these facilities, it is likely to attract expats seeking rental for big built in space, which they are used to back in their hometown, and has the bonus of the facilities being thrown in.
A pure landed property, however is likely to enjoy better capital appreciation as owning a piecce of land over air space for clusterhouse is more valuable in land scarce Singapore.
I do have numerous landed listings (cluster or pure landed) for sale. If you are interested in purchasing one but cannot figure out which, perhaps we can arrange for viewing of these properties to facillitate your decision making.
