If the property is current empty, I would suggest not to purchase anything, just make sure the unit is clean for viewing. Some tenant would prefer partial furnished. You can then purchase the required furnished if the tenant like full furnished. Please drop me an email for me to share with you the procedures and requirement to lease out an unit.

Hi, if your unit is without furniture now, I would suggest that you leave it as it is. Cos some of the tenant already has their own furniture and they would be wanting to move all their belonging over if they would shortlist your unit.

The difference in rental between a partial furnished unit and a fully furnished unit is usually in the region of between $200 and $500.

I would recommend that you do not furnish the unit first as your potential tenant is likely to be a family type of profile and there is a high probability that they have their own furniture.

Broadly partial furnish includes refrigerator and washer and dryer.

It will be good if you can be flexible to cater to the tenant needs. Whether it is partial or fully furnished will depend on the tenant requirements.

We definitely understand that a landlord will be interested to rent out at the highest possible pricing with lowest possible costs to consider.

It is definitely more worthwhile to rent a fully furnished apartment as it is likely to be around $300 at least for an apartment of your size, therefore each year lease will allow you to reap in additional $3,600, where it is likely that you can furnish up the apartment with less than that amount.

Speaking from experience, most tenants looking at such apartment configurations will unlikely require the apartment to be fully furnished except for refrigerator and washing machine which could be dimension specific, therefore in considering that furnishing up the apartment could be a deal breaker for such tenants, and potentially require you to wait out longer for the next prospective tenant, it is advisable to sit out and wait for tenant to put in their offer and requests before deciding on what you should do.
