Dear Tenant,

It highly depends on what type of property you are looking for and the duration of rental you require.

In a typical scenario, I will request for comms sharing between myself and the landlord's agent if you are able to commit to 2 years lease with monthly rental of minimum $4000. Anything below this range, the applicable commission will be 0.5month of the rental for every 1 year lease. 7% GST is applicable on this amount.

Hi,

If you engage an agent to help you rent a property, you will be paying the agent a commission that should be negotiated and agreed before your rental hunt.

Other fees that you are likely to bear will include:
- stamp duty for your tenancy
- a security deposit that is refundable upon ending of your tenancy
- advanced (usually one month) payment of your rent for the tenancy

Although it may seem like cost savings for the tenant when they rent without an agent's assistance, a good agent will hand hold their tenant throughout the entire process of the tenancy, from hunting for the rental to moving out and handing back the property to the landlord. Having a good agent will ensure a smooth tenancy that will save you trouble and often times, money, in the bigger scheme of things.
