Hi Patrina,

The downsides i could think of are:
1) Uncertainty of the possible trade mix that could improve/degrade the image of the development.
2) During a collective sale exercise, owners for the commercial units who are enjoying good business tend to vote against e.g. queensway, tanglin shopping centre etc.

Nevertheless, the upside would be convenience to the residents/tenants especially if the trade is of relevance e.g convenience store etc.
