We would like to purchase a condo but would like to know what are the main difference between leasehold and freehold. Is the price difference worth the additional money for a freehold and what happens to when the 99 years is up.

Good morning Harvey,

Probably you can share more with me on your objective of this purchase.

Is it for investment or own stay?

And normally for leasehold, it means you can own it for that certain period for instance 99 years while freehold, you can own it as long as possible and even pass on to future generations.

But most of the times, developers will en bloc the project after 40 to 50 years and redevelop the site so it's pretty rate for an owner to own an unit till the tenure is over (99LH).

Nowadays, pricing between leasehold and freehold has shrink so if the price difference is not large, you should consider getting freehold unless all other factors like location, view etc show that that leasehold project is a better choice.

Hi,

Typically value of freehold properties hold up better than leasehold over the long-run. Supply of freehold land is limited and most new land released by government these days are through the government land sales tender program which are all 99year leasehold. When 99 years is up, in theory, the land reverts to the land owner (which happens to be the.government most of the time). Thanks and may I understand your housing plans so to further value-add?

Leasehold property at the end of 99 years, would be the land is returned to the government. Of course we have also seen property going through en-bloc by developers in the middle of the lease.

Whether the price is worth it depends on many factors.

We have seen prices of leasehold property rising much faster than freehold property. We have also seen higher rental yield for leasehold property compared to freehold property.

Today is a buyer's market. There are so many choices for buyers. So what to buy is no longer a question many buyer would ask. Rather is why should they buy and how to analyse a property.
