We wanted to rent 3-bedroom hdb unit. We signed the LOI and sent a 1-month deposit. The LOI included a requirement for a fresh coat of painting of the apartment (and us providing a fresh coat at the end of tenancy). We never got LOI signed by the landlord from the landlord's agent, although we repeatedly asked for it. 5 days after we signed the LOI, the agent finally sent us TA and we gave a few comments the same day. Now it is day 8 since we signed the LOI and sent the deposit and we decided to get our deposit back because we found another apartment, where the agent and the landlord is a lot more proactive and a lot faster. We thought we could get our deposit back because the LOI states that the TA terms are to be agree within 7 days of signing the LOI. Now, the agent says that the landlord will deduct the cost of painting from our deposit as it is already done and it is an incurred cost we should be responsible for. But there is nothing in the LOI we signed that allows such deductions. What do you recommend we do in this situation? can we persuade the landlord to return us the full deposit?
