We want to sell our HDB flat at Punggol but we are living overseas. I understand that selling HDB requires 2 appointments and the length can take up to 3 months. We can't afford to stay in Singapore for 3 months long. Is there a way to complete the selling sooner (within a month)? We don't have Power of Attorney. We don't mind engaging a lawyer. Please advise on the steps and fees involved. Thanks!

Morning,

I have completed sales transaction where my sellers came back to Singapore once.

We can communicate via email and I can courier the necessary documents which require your signatory to your residence. Simply sign on the required and courier back to me so that I can start the marketing procedure. With any offers, I will keep you posted via email or SMS. Once the deal is closed, I will advise on you on the HDB first appointment date. You are only required to come back to Singapore on this particular time. For the transfer documents, I will also request for the lawyers to courier to you so that it can be signed in presence of Notary Public. Legal fees would be around $2500, excluding courier charges.

Hi

Firstly, have you satisfied the MOP (Minimum Occupation Period) to be eligible to sell your property? If you have apply to sublet your unit before, the subletting period does not count in the MOP of 5 years.

If you have satisfied the MOP, Yes! You can start marketing your unit for sale and there are a couple of methods to minimize inconvenience to yourself.

Do you have someone in mind that you can trust to be your power of attorney (POA)?

Alternatively, you may wish to fly in to Singapore twice for 1st appointment and 2nd appointment, taking it as a holiday or opportunity to visit your friends/relatives.

Hello,

In general, a normal HDB resale transaction takes about 6 to 8 weeks to complete, from the date of the first appointment. You will be able to avoid the inconvenience of flying back to Singapore to attend both the 1st and 2nd HDB appointments if you are able to assign a Power Of Attorney (POA) who will be able to attend the HDB appointments on your behalf. The cost of getting a solicitor to do up the POA documents will be about $200 to $400. The POA documents will have to be couried over to you and you will have to sign the Power of Attorney in the presence of a Public Notary, Singapore High Commission or Singapore Ambassador in the country of your stay.
