We recently contracted to lease a property and in the LOI (signed by both parties) we included a range of items to be provided by the landlord before commencement of the tenancy. This included cleaning, painting, provision of whitegoods and the removal of some furniture. On the day we are to take possession we find that nothing has been done. What are we able to do within our rights as we need to move in now but also need the work done ASAP. Once we have moved in, the cleaning and painting will be impossible to do. As the landlord seems unwilling, we see our only option to arrange for the work to be done and deduct it from the rent. Can we do this? Are there any other options?
