We plan to buy a resale EC - either 5+ or 10+ years old. Are there any restrictions like need to occupy for a minimum period after buying, cannot rent out or sell etc.? Please advise.. especially for 5+ old EC. Are all such restrictions removed after 10+ years?

Hi Ms. S.K.,

EC after 5 yrs is considered as privatised, like a private condo.

Unlike HDB, there is no minimum MOP, you can rent it out immeidately after you taken the keys. But if you want to sell it, the Seller Stamps Duty will apply, which is 16% (1st yr), 12% (2nd yr), 8% (3rd yr) and 4% (4th yr). Only on the 5th yr if you sell, no stamp duty involves.
